Quantity
surveying
On the majority of Residential, Commercial bids and projects, it is of crucial importance to understand the cost implications of the project as it is detrimental to the overall success of the project. This is QA Construct’s core service activity. Our Cost Management Services include:
CONCEPT
• Under-take any required site visits to ensure the all feasible items have been accounted for during the concept design.
• Review of Head Contract terms and conditions, including PPR and Material specifications.
• Provide advice on “Designing to a Cost” or “Costing to a Design”.
• Preparation of Commercial Risk Profiles in line with Corporate reporting requirements.
• Provide a high-end Elemental Cost Plan/Estimate Report for the client to check if feasibility study coincides with client budget.
• Provide alternatives design/material options where possible to ensure the budget is not blown out.
• Attend any required design coordination and client requested meetings.
• Preparation of Tender documentation including Risk and Opportunity Management Schedules.
DESIGN + APPROVAL
• Under take any required site visits to ensure the all necessary items have been allowed for during the Design & Approval Stage.
• Provide DA Estimates as required.
• Procurement advice, preparation, evaluation and recommendation to reduce variations.
• Attend any required design coordination and client requested meetings.
• Advise on budget setting, Work Breakdown Structure development and, Cash- flow Forecasting.
• Provide an Elemental Cost Plan / Estimate, depending on the detail provided / design stage of the development.
• Value Engineering; through alternative design options to ensure cost savings.
• Variation identification, valuation preparation, submission and negotiation.
TENDERING
• Attend any required consultant meetings, coordination and client requested meetings.
• Provide an Elemental Cost Plan/Estimates on the final design drawings.
• Preparation of Bill of Quantities (BOQ) for the client.
• Review & Compare B.O.Q to the scope of works and assist in ironing out inconsistencies.
• Preparation & assessment of Pre- Tender Estimate (P.T.E) when contractors submit and negotiate.
• Advise on budget setting, Work Breakdown Structure development and, Cash-flow Forecasting.
CONSTRUCTION
• Preparation of Bill of Quantities (BOQ) for the client in trade breakdown.
• Under take any required site visits to ensure track progress of cost and issue progress claims.
• Assess and validate any variations that arise during the construction process.
• Preparation of Commercial Risk Profiles in line with Corporate reporting requirements
• Value Engineering – different alternatives to save on costs design/material options where possible to ensure the budget is not blown out.
• Attend any required design coordination and client requested meetings.
• Preparation of Tender documentation including Risk and Opportunity Management Schedules.
POST-CONSTRUCTION
• Assessment of variations post constructions prior to retention release.
• Evaluation of insurance claims and preparation of reports concerning rectification works.
• Provide final cost report to show profit/loss and possible gains
